Signing a viewing bond

Sometimes, the real estate agent might ask you to sign a viewing bond.
The viewing bond is a signed document that proves that the real estate agent honour his commitment to the home seller, by presenting his property to potential buyers.
The voucher allows the professional to report on his mission to the owner.
It is also useful for the professional towards his insurer, in case damage occurs in the property during the visit.

For a simple Mandate

The voucher is simply a record of the visit made by the real estate agent with a potential buyer. It is not equivalent to a mandate and does not bind the purchaser.
It ensures that the buyers do not go to the owner directly, but he can still go to other agencies.

For an exclusive mandate

The viewing bond has a legal value when the seller has given an exclusive mandate to the real estate agent who enjoys full exclusivity in carrying out the transaction.
In this case, the potential buyer, when signing a visit, acknowledges having visited the house or apartment for sale through the real estate agent concerned.
The buyer thus undertakes to pay him a sum of money as compensation if the sale is concluded without him.
